A Phase I Environmental Site Assessment (ESA) is a preliminary investigation to identify potential or existing environmental contamination liabilities at a property. It is typically conducted during real estate transactions to assess risks for buyers, lenders, or developers. Understanding a property’s historical use is critical to assessing environmental risks during acquisition.
When Recognized Environmental Concerns (RECs) are identified in a Phase I Environmental Site Assessment (ESA), a limited site investigation is conducted. This investigation aims to determine whether the identified RECs are present on-site as contaminants in soil, water, or, if necessary, air samples. Upon completion of the investigation, the client gains a clearer understanding of the property's environmental condition.
